Renting the whole BANSKЪ estate in Krasnaya Polyana costs 30,000 RUB per hour from April to November and 35,000 RUB per hour from December to March. The minimum visit is three hours, so a group of up to five guests pays from 90,000 RUB in low season and from 105,000 RUB in high season. Each guest beyond five costs 6,000 RUB per hour (April–November) or 7,000 RUB per hour (December–March). Two guests can take the offer for two: 60,000 RUB for two hours, or 70,000 RUB in high season. The rate already covers the entire 1500 sq m estate for your group alone, the 15-metre heated pool, the wood-fired cauldron, the cold spring-water plunge, one collective aroma steaming for the whole group and one classic steaming for each guest. Below is how the price is built, what costs extra and what it comes to per person.
Three ways a banya in Krasnaya Polyana is priced
Prices quoted for a banya in Krasnaya Polyana often describe different things. In and around the village you will meet three formats:
- A ticket to a shared bathhouse. You pay per person per session. The per-person figure is usually lower, but the steam room, pool and lounge are shared with other groups at the same time.
- Hourly rental of a banya. You pay per hour for a separate steam room or banya house, usually with a minimum booking. What is included varies: the pool, the cauldron, veniks and a steam master may be in the price or billed separately.
- Renting the whole complex. You pay per hour for the entire estate, closed to one group for the visit. A set number of guests is included and extra guests pay a supplement. This is how BANSKЪ works.
So an hourly price and a per-person price cannot be compared directly. Work out the total for the whole visit and divide it by the number of guests — there is a worked example below.
BANSKЪ prices by season
All figures come from the services page and the price calculator. Low season runs from April to November, high season from December to March. Prices as of 26 October 2026:

Every hour after the third is charged at the same seasonal rate. The estate is open round the clock; the time of your visit is agreed when booking.
The offer for two is for two guests only. In effect it is the same seasonal hourly rate — 30,000 or 35,000 RUB — with a shorter visit: two hours instead of the three-hour minimum. How such an evening goes is described in Banya for two in Krasnaya Polyana.
What the rate includes
For the length of your visit your group has the whole estate: eight spaces on 1500 sq m of gated, guarded grounds, with no other guests. The rate includes:
- Steaming. One collective aroma steaming for the whole group and one classic steaming for each guest, with eucalyptus and oak veniks.
- A wood-fired steam room with linden benches, from 70°C.
- Water. The 15-metre pool, heated year-round, the cauldron over open fire (39°C) and the cold spring-water plunge (7–10°C).
- Amenities. Robe, terry slippers, banya cap, towels and sheets for the whole session.
- Toiletries. An Acqua di Parma set and natural massage oils.
- Tea table. Krasnaya Polyana tea, chestnut and Altai honey, homemade preserves.
- Birthdays. A treatment or massage as a gift for the birthday guest, by arrangement when booking.
What costs extra
On top of the base rate you pay for guests beyond five and for anything you choose to add.
Steaming rituals, per guest (details on the services page): signature steaming, 80–90 minutes — 29,000 RUB; author's steaming, 60 minutes — 17,600 RUB; four-handed steaming, 20–25 minutes — 11,900 RUB; honey-and-salt steaming — 9,800 RUB; soap wash with a birch venik — 9,800 RUB; an additional classic steaming — 5,900 RUB. An additional aroma steaming for the whole group is 4,500 RUB.
Massage: from 5,900 RUB (15-minute express) to 10,900 RUB (60-minute classic or lymphatic drainage). All programmes are on the massage page.
Kitchen: dishes are charged from the menu — for example, fish soup in a cauldron on 1 kg of trout for 3–4 guests is 6,900 RUB, the meat appetiser platter 5,900 RUB, house berry morse 1,400 RUB per litre. Some dishes must be ordered a day ahead; see the kitchen page.
Transfer from Sochi Airport, Rosa Khutor or Krasnaya Polyana hotels is arranged on request and billed separately. Overnight stays are not offered.
What it comes to per guest
The estate rate is the same for one guest or five, so five guests pay far less per person than three. After that, each guest adds a fixed supplement. Figures as of 26 October 2026, without rituals, massage or food:

From five guests up, an hour costs 6,000 RUB per person in low season and 7,000 RUB in high season: the extra-guest supplement is one fifth of the hourly rate, so the per-person price stays flat as the group grows. Try your own numbers in the calculator.
Children
Children under 8 are free; children aged 8 to 14 get 50% off. Mention their number and ages when booking so the total is worked out straight away.
How to book
Booking is personal, through Pavel, the founder. Message @banskp on Telegram, write on WhatsApp or call +7 999 650-00-00 to agree on the date, the number of guests and the time. Rescheduling and cancellation terms are agreed at the time of booking. In high season (December to March) and around holidays, book four to six weeks ahead: the estate hosts one group at a time.
